Down payment assistance New Mexico is available. Have you been interested in purchasing a home but have been struggling coming up with the amount of money that you need for a down payment and closing costs? Have you been searching for first time home buyer grants? I just might have a solution for you that’s been working amazingly well for many people in New Mexico.

 

Believe it or not, there is a lending program that will lend buyers up to 4% of the purchase price of the home that can be used for a down payment and for certain closing costs. So for example, if you’re purchasing a home that’s $300,000. That’s $12,000 that you can get for help with down payment and closing cost assistance. So if you’re in the Greater Albuquerque area in New Mexico, I’d love to tell you more about it.

Closing Costs Outlined

As a purchaser of a home what are some additional fees that you might need to budget for as part of the overall home buying purchasing process that’s in addition to the money that you save for a down payment.

So when budgeting a number that you might need to set aside in order to pay the fees associated with closing on a home when you purchase it, I like to use a number around three percent as a guide. So you can use three percent of the purchase price of the home. So for example if you have a home that you’re purchasing for three hundred thousand dollars three percent of three hundred thousand dollars would be nine thousand dollars worth of potential closing costs. Now of course these costs can vary widely depending upon where you live, what the business norms are in your area, the type of market that you’re in, but as a guide I think three percent will work well for you.

So to help clarify the fees that a buyer might pay when purchasing a home, I like to break it down into four categories. The first category is lending fees. These fees that are being applied by the lender that’s helping you get your loan for your home. The second fee are title fees. The third fee is what we call prepaid fees and a fourth fee relates to inspections that you perhaps might want to get.

So for that first category of fees, lending fees, those can be some of the more significant more substantial fees as part of your overall closing costs when purchasing a home so Susan and I always recommend of course you always ask about the interest rates that the lender is going to charge and we always recommend asking about their service or their performance but how quickly they can close on a loan and then importantly ask them number three what are your fees associated with helping you get the loan.

So the second category of fees are the title fees and that’s what you’re going to be paying to the title company so that they will insure and do the hard work necessary in order to make certain that you’re going to get clear and free title to the home.

So the third category I mentioned are prepaids. So what in the world are prepaids? Those are going to be essentially three items and the first item is going to be an annual insurance policy – so the typical policy that you would have and protect your home against fire and theft. You’re going to be asked to pay for an annual one that will cover your home for 12 months. And in addition to that your lender is going to ask you to pre-fund your escrow account a certain number of months. It’s very common for that to be three months or four months and so you will put money into your escrow accounts for taxes and insurance so that when those come due in the next six to 12 months you’ll have pre-funded that account that can draw the money out of.

So the fourth category that I mentioned are inspections of course it’s always recommended for a buyer to do their due diligence and have a home inspected by qualified professionals prior to closing just to make sure the home is in the condition that you want to accept it in and those expenses are always paid prior to closing on the home.

Down Payment Assistance New Mexico – Additional Ideas

So now that we’ve gone through the types of expenses and a general idea of how much money that those expenses could add up to when you’re purchasing a home I promised I was going to give you a couple ideas to perhaps how to come up with some of those funds.

The first idea is to negotiate. It’s possible depending upon the circumstances of your unique transaction that a seller may be willing to help pay for some of your closing costs so again it can vary widely depending upon a wide variety of factors whether or not a seller would be willing to do that but sometimes they will.

The second idea is to look into financing entities that are available in your state that are in the business of helping those purchase homes who potentially are having trouble coming up with the necessary cash in order to purchase the homes. They usually look at a certain type of credit score bracket as well as an income bracket as long as you fit within those categories they will help you come up with the funds necessary in order to close on a home.

Shopping for a home is an exciting journey and many questions come up. One of the most common questions Susan and I get is what are the closing costs in New Mexico for buyers. We are happy to provide this information we hope is helpful.

Closing Costs in New Mexico for Buyers

We like to break down the closing costs in New Mexico for buyers in into three categories: Loan, Title and Inspections costs. This is a good starting point to begin to understand the fees.

Common Loan Fees

Appraisal: The lender will hire an independent appraiser to evaluate the market value of the property. In a seller’s market, this fee is almost always a closing cost for buyers. s fee pays for the appraisal of the property. You may already have paid this fee at the beginning of your loan application process.

Other Loan Fees: Lenders will have underwriting and processing fees to put your loan together for you. These will vary by lender, so it is always a good idea to ask for their fee structure.

Prepaid Fees: These can actually be the most expensive fees on a closing statement for buyers. Lenders will require that buyer’s prefund their escrow accounts for taxes and insurance.

It is common for lenders to ask for 3 to 6 months of taxes and insurance to be prepaid into these accounts. It is also common for the lenders to require to prepay the annual homeowners insurance as well.

Title Insurance Fees

In New Mexico, it is common for the seller of the home to pay for the majority of the Title closing fees. These include things such as a closing fee, document preparation and recording fees. The most common closing costs for buyers Title fee in NM is the Mortgagee Policy. This is a Title fee required by the lender so that is why it is is a closing costs for buyers in New Mexico.

Inspection Fees

In a seller’s market, a common closing costs for buyers is that buyer’s will typically pay for the home inspections that you will like to get prior to closing. These can include general home inspections, sewer scopes, radon and mold specialty inspections and many more.

Work with Your Professionals

It is best to work closely with your lending and real estate broker professionals as you begin your home buying journey. Each party can help explain these fees in more detail to get your prepared for the purchase of a home. Ask them to show you a sample of fee structures for obtaining a loan, ordering inspections and closing with a particular Title company. We wish you all the best on your home purchase. We are fortunate to live fairly close to the river and one of our favorite things to do is to walk to the Bosque to enjoy the forested environment. When we first moved here we were absolutely amazed by the desert, so one of the first things we did when we moved here was get a Jeep so we could go and out and explore! Star Gaze at the Observatory

Rio Rancho is home to the Rainbow Park Observatory/Planetarium that is open to the public each month during the Rio Rancho Astronomical Society’s (RRAS) regularly scheduled meeting. albuquerque real estate marketThe number one driving factor in the Albuquerque real estate market for over a year has been the historic low inventory levels of homes for sale.  Simply put, there were more buyers wanting to purchase a home than there are homes for sale. The end result was the dramatic increase in home prices in the Albuquerque area as buyers compete for the few homes that are on the market.

But now in the last year, other trends are moving in that are influencing our market as well. The first is rising interest rates. This has dramatically impacted buying power for some buyers. With interest rates double what they were in the pandemic, this has caused buyers to have to shift to another price category in their home search. So if they were shopping at $350,000 before, they might now be looking closer to $300,000 and below.

The another new emerging trend is uncertainty. With talk of the economy and possibly home prices decreasing, some buyers believe that the market is in a bubble and will dramatically price correct. So they have decided to sit on the sidelines for awhile for what they believe will be a price correction.

So putting all of these elements together, continued low inventory, rising interest rates and economic uncertainty, we are continuing to see a decline in the number of homes sold.

Closed Sales                -4.4%

Median Sales Price    +5.5% – $333,000

Inventory of Homes  -1.5%

New Listings               +4.9%

Other Stats:

% of List Price Received 98.4%

Average Days on Market for a Sale: 37

We are continuing to see the same trends that we have been seeing for awhile in the greater Albuquerque real estate market.

1. Continued demand for homes – although slowing down – but…very few homes for sale. This is a factor in the month over month continuing sales declines.

2. Inventory of homes on the market continues to be low – it was down 1.5% in January 2024 when comparing to January 2023.

3. Cooling of median sales price increases – median sales price is up 5.5% year to date.

For the last 27  months in our market, closed sales have been down from the previous year. This is definitely a culmination of the factors discussed – low inventory, high interest rates and economic uncertainty. We will see how this trend continues. Closed sales are down 4.4% year for the first month of 2024.

Inventory Snap Shots – How Many Single Family Homes are on the Market in the Albuquerque Real Estate Market

January ended with just 1,077 detached homes on the market. This still remains a remarkably low number. It is 1.5% lower than January 2023.

Albuquerque Tram Car

Take the Sandia Peak Aerial Tramway

One of the most popular things to do in Albuquerque NM is to take the Tram to go to the top of the Sandia Mountains. In just 15 minutes you will be at the 10,378-foot top of the Sandia Mountains. Enjoy the spectacular views as you can see for miles looking to the east and west. The tram will drop you right at the Sandia Peak Ski Area and the Ten 3 restaurant that has wonderful food and amazing views. Take the time to hike along many of the trails and visit the historical Kiwanis Cabin. Reopening After Improvements in 2024

Go Ballooning

The Albuquerque area is known for a being a destination with wonderful conditions for year round ballooning. Enjoy an amazingly peaceful experience floating over the beautiful desert landscape. And don’t forget about the global ballooning event in October each year – the Albuquerque Balloon Fiesta where over 500 balloons take to the skies.

Albuquerque Old Town

Explore Old Town Albuquerque

My Mom’s absolute favorite things to do in Albuquerque was to go to Old Town.  It was established in 1706 and is Albuquerque’s first neighborhood. It is now a wonderful destination to appreciate the history and culture of Albuquerque. It has numerous unique shops, restaurants and galleries to enjoy that celebrate Albuquerque and the southwest. Be sure to check out the guided history tour and ghost tour of the area to find out all about the history and hidden secrets of the area.

Turquoise Trail

Drive the Turquoise Trail National Scenic Byway

Located just minutes from Albuquerque on the backside of the Sandia Mountains is NM 14 knows as the Turquoise Trail. It is an amazingly picturesque drive that takes you through many interesting towns including Tijeras, Cedar Crest, Sandia Park, Cerrillos, Madrid and Golden. There are numerous places to stop in these towns that offer wonderful food and unique treasures to purchase. Be sure to stop in at the truly unique Tinkertown Museum.

Hike the Petroglyph National Monument

The Petroglyph National Monument is located on the west side of Albuquerque. In the protected areas you can see thousands of images that have been carved into black volcanic rock. The amazing history and beauty of this area have easily made this a popular things to do in Albuquerque NM. There are defined trails that allow you to walk and view this amazing history of the area.

Visit the Indian Pueblo Cultural Center

Located just minutes from Old Town is the Indian Pueblo Cultural Center. New Mexico is home to 19 Pueblo’s and the Center celebrates their rich history, traditions and culture. The Center also has an outdoor amphitheater where you can often watch beautiful dancers perform. Be sure to check out the truly unique and tasty dishes at the Pueblo Harvest Cafe.

Albuquerque Bosque

Experience the Bosque

The Bosque is a wooded environment that rims the Rio Grande river as it flows its way through Albuquerque. It is home to beautiful cottonwood trees and abundant wildlife. There are defined trails and paths to enjoy walking, hiking, bicycling and horseback riding. You can find numerous spots to relax and enjoy the views of the Sandia Mountains.

Shop the Downtown Farmers Market and Rail Yards Market

When the weather begins warming in the Spring months, the farmers market at Robinson Park opens on Saturday mornings. As you enjoy wonderful local music, you can shop fresh produce, breads and unique gift items. On Sunday mornings, another market is open at the Rail Yards which also has more artistic items in addition to fresh produce. The Rail Yards is a historic setting in Albuquerque that is fun to check out.

One of our favorites things to to in Albuquerque NM is to experience the Gruet Winery. Located just north of downtown, this Winery specializes in sparking wines. In their tasting room or their wonderful outdoor patio, you can sample 9 different types of champagne. They also offer over 10 styles of wine in addition to the champagne. You can shop their store for unique items that celebrate champagne, wine and Gruet.

There are plenty of Albuquerque Wineries to explore producing a variety of wonderful wines in settings throughout the city.

When you first thought about the southwest and wine….does Albuquerque come to mind? It doesn’t for most people. A fun fact about Albuquerque is that it is actually the oldest wine region in America by about 200 years. Isn’t that surprising!

In 1629, a Franciscan friar named García de Zúñiga and a Capuchín monk named Antonio de Arteaga planted the first European wine grapes in what is now the U.S. at a pueblo in the Rio Grande Valley of the Province of New Mexico.

The Albuquerque area is home to a variety of wineries. The region has quite a history when it comes to wine. So whether you are looking for sparkling, red, white or something in between, you are bound to find a new favorite in Albuquerque.

Gruet Winery and Tasting Room – specializing in sparkling wine. This is one of our favorite places. Gruet offers more than 10 varieties of champagne and varieties of wine including pinot noir, chardonnay and cabernet sauvignon. VARA Winery and Distillery – outdoor patio has wonderful views. With connections to Spain and New Mexico, this winery produces Albarino, Carinena, Garnacha, Dorado and more. Casa Rondena Winery – spectacular setting in the Los Ranchos area of Albuquerque. It is one of our favorite Albuquerque wineries in with its wonderful destination to sample some wine and sit in the shade by the pond. It is our favorite tasting room and setting. They feature Meritage, Viognier, Merlot, Syrah and more. 733 Chavez Rd, Los Ranchos De Albuquerque, NM 87107

Sheehan Winery – book your private tasting. This is one of the newer wineries in Albuquerque having started its family operation in 2015. It offers the most variety of whites and reds with over 35 different options to choose from. 1544 Cerro Vista Rd SW, Albuquerque, NM 87105

D.H. Lescombes Winery & Bistro – casual type bistro with a large outdoor patio. This is a great option if you are near Old Town Albuquerque. It offers a restaurant style setting to enjoy a large menu of food to pair with their wines. 901 Rio Grande Blvd NW #B-100, Albuquerque, NM 87104

Noisy Water Winery – another option in Old Town Albuquerque. This is one of the newest wineries in Albuquerque to open its tasting room in Albuquerque Old Town. 301 Romero St Albuquerque, NM 87104

Susan and I have been living in Rio Rancho NM for 20 years now. We lived on the west coast, east coast and midwest before moving to Rio Rancho. We took a big risk as we had never even visited here! It was one of the best decisions we ever made because after all this time we still love it here!

This video showcases our favorite things about living here. It includes the weather, cost of living, views, fun things to do and the Rio Grande Bosque.

Rio Rancho is a city in Sandoval County, New Mexico, located just outside of Albuquerque. The city was founded in the early 1960s and was initially developed as a master-planned community. The first residents of Rio Rancho moved into the city in 1964, and the city was incorporated in 1981. Since then, Rio Rancho has grown rapidly, with a population of more than 90,000 as of 2019. The city is known for its wide range of amenities and community features, including parks, sports facilities, and a community center.

One of my favorite dog parks in Albuquerque is this park. I love the name of this park. It just makes me smile. Another thing I like about this Albuquerque Dog Park is that it has a dedicated area for large dogs and dogs under 25 pounds. This park is located in the NW corner of Rio Rancho near Ventana Ranch. It also feels private. You really cant see this one from the road or parking lot.

Sante Fe Village Dog Park

So far this is the largest dog park I have found in the Albuquerque area. It also had the added bonus of a small dog area. So fun to see the larger dogs running which seemed to be just as far as they could imagine. There were tongues hanging out everywhere.

This dog park is a nice option on the west side. It has a wood chip type of ground a just a couple of areas for sitting down. Not as much shade at this park as others, but a nice large area for running around.

Rio Grande Triangle Park

This park is located in an amazing area. At the south end of Rio Grande Park, you are very near Tingley Beach, the Albuquerque Zoo and the Albuquerque Bio Park. This park is a bit smaller than others in the city, but it does have a cement walking trail around the park. It also has a small section of artificial turf. There are numerous trees for shade but only one shade structure at a bench.

Tower Pond Park Albuquerque

Located in southwest Albuquerque, this dog park is located in a beautiful community park that features baseball diamonds and a very large grassy area. This park is long and narrow. On the smaller side compared to some other Albuquerque dog parks, it does have a variety of trees for shade and benches with share coverings.

Westgate Dog Park Albuquerque

This park is located in southwest Albuquerque and well worth the visit. It is a very large park for plenty of room for running. It also has numerous benches with shade structures. There are also trees continuing to grow to provide additional shade. A very nice park.

Dog Parks in Albuquerque – Behavioral Tips For Dog Park Attendees

With considering taking Poppy to dog parks in Albuquerque, we wanted to make sure we were doing it “right”. Meaning we wanted to make sure to keep Poppy safe while also being a good user of the parks so other dogs and families can enjoy their time as well. We found these tips to be helpful that are provided by the Association of Professional Dog Trainers.

 

Do

  • Check out the entrance before entering to make sure dogs aren’t congregating there.
  • Pay close attention to their dog’s play style, interrupting play if necessary to calm their dog down.
  • Move around the park so that their dog needs to keep an eye on them.
  • Remove their dog if the dog appears afraid.
  • Remove their dog if it is bullying others.
  • Respect their dog’s wish to leave.
  • Leave special toys at home to avoid resource guarding problems.

Don’t

  • Allow your dog to enter the park if there is a “gang” right next to the entrance.
  • Believe that dogs can “work it out” if you just let them do so.
  • Congregate at a picnic table or other area and chat with dog owners without watching their own dog.
  • Let their frightened dog remain in the park and hope things get better.
  • Listen to other attendees in the park, who may not understand their dog’s needs.
  • Assume a dog is aggressive when it is only trying to communicate its discomfort.
